To sell a Vermont home for top dollar in 2026, price it for today's market, have your required disclosures ready before the first offer, and plan for about ten weeks on the market. Vermont's median sale price was $438,280 in August 2026, the typical home sold for 97.1% of its list price, and the median home took 69 days to sell. Sellers who price right in the first two weeks set the terms. Sellers who price on hope chase the market down.
Vermont is now a balanced market: prices are holding, but inventory is up and buyers are negotiating. A well-priced, well-prepared home still sells for strong money, and Vermont's flood disclosure law means preparation now includes paperwork, not just paint.
Pricing is the decision that matters most. In August 2026, Vermont homes sold for 97.1% of list price on average, and fewer than one in five sold above asking. Inventory rose 14.2% from a year earlier, so buyers have choices and time to compare.
The first two weeks decide most outcomes. That is when a new listing gets its most attention from buyers and their agents. A home priced right draws showings and competing interest. A home priced too high sits, collects price reductions, and signals weakness to every buyer who notices the days-on-market count climbing.

Sellers of homes built before 1978 must give buyers information about lead-based paint and lead hazards.
Most Vermont sellers complete a Seller's Property Information Report. It is voluntary, but it documents what you disclosed and protects you if a known issue is disputed later.
Real estate practice changed nationally on August 17, 2024. Offers of compensation to buyer's agents can no longer appear on the MLS, and buyers must sign a written agreement with their agent before touring homes. Sellers can still offer buyer-agent compensation off the MLS, and can offer buyer concessions such as help with closing costs.
Commissions were never set by law and remain fully negotiable. Ask any agent you interview to explain exactly what they charge, what it covers, and how they will handle buyer-agent compensation in your listing.
Selling without an agent looks like a way to save the commission. The national numbers point the other way. In the National Association of Realtors' 2025 Profile of Home Buyers and Sellers, the median for-sale-by-owner home sold for $360,000, compared with $425,000 for agent-assisted sales. Only 5% of sellers went FSBO, and a record 91% used an agent.
Those are national medians, and FSBO homes differ from agent-listed homes in size and location, so the gap is not a precise measure of what an agent adds to any one sale.
