Vermont's median sale price was $438,280 in August 2026, up just 0.8% from a year earlier, while homes for sale rose 14.2% to 3,869. Prices are holding and buyers have more choice and more time. The pressure point is financing: the 30-year fixed rate averaged 7.03% on September 24, up from 6.30% a year ago.
Vermont has moved from a seller's sprint to a steadier, more balanced market: flat prices, more listings, and longer marketing times. Well-priced homes still sell. Overpriced homes now sit.
The statewide median sale price was $438,280 in August 2026, a 0.8% gain over August 2025. That is not a correction. It is a plateau. Five years of steep appreciation have met higher borrowing costs, and prices have stopped climbing without giving ground.
Sales volume tells the same story. Vermont recorded 683 sales in August, up 6.2% from a year earlier. Buyers have not left the market. They are negotiating harder: the average home sold for 97.1% of its list price, and only 19.6% of homes sold above asking, down 2.9 points from a year ago.
Vermont had 3,869 homes for sale in August 2026, up 14.2% year over year. At August's sales pace, that works out to roughly five to six months of supply. That is the traditional line between a seller's market and a balanced one.
More inventory changes behavior on both sides. Median days on market reached 69, 11 days longer than a year earlier. Buyers can compare, inspect, and negotiate. Sellers who price for the 2022 market wait. Sellers who price for this one sell.

Central Vermont remains the value play. Washington County's median sits $177,000 below Chittenden's. Lamoille is the one county of the three still posting price gains, driven by Stowe's resort demand. Stowe buyers should also factor in the town's new short-term rental license rules before counting on rental income.
Freddie Mac's 30-year fixed average was 7.03% on September 24, 2026, up from 6.95% the week before and 6.30% a year earlier. The 15-year averaged 6.42%.
Here is what that costs. On a $438,280 home with 20% down, principal and interest run about $2,340 a month at 7.03%, compared with about $2,170 at 6.30%. That's roughly $170 a month, or about $2,000 a year, for the same house. Taxes and insurance come on top of that.
Price negotiations now carry real weight. A buyer who negotiates 3% off list on a median home saves about $13,000, which offsets a meaningful share of the rate increase.
Price to the market you are in. With 69 median days on market and fewer bidding wars, the first two weeks decide most outcomes. A home priced right and presented well still draws strong offers.
