Ryegate is a Caledonia County town of about 1,170 people on the Connecticut River, with the villages of South Ryegate, East Ryegate, and Ryegate Corner. Interstate 91, US Route 5, and US Route 302 all cross the town, and Blue Mountain, its highest point, was once home to six granite quarries. Students attend Blue Mountain Union School, which serves pre-K through grade 12. Current Ryegate listings appear at the bottom of this page, and our Ryegate market report shows recent sales and prices.
Ryegate runs from the Connecticut River, which forms its eastern boundary with New Hampshire, west into hills, farmland, and forest. Its history has a Scottish accent: in 1773, agents for the Scotch American Company of Farmers from Renfrew and Lanark, Scotland, bought the southern half of the town.
Later, granite shaped the town. Six quarries on Blue Mountain were Ryegate's main industry, and the mountain, at 2,192 feet, is still the town's highest point. Today Ryegate is a quiet, rural town with easy highway access: I-91 for north-south travel, and US Route 302 west toward Barre and Montpelier and east across the river toward New Hampshire.
Blue Mountain Union School serves Ryegate students from pre-K through grade 12 in one school, part of the Orange East Supervisory Union.
Buyers in Ryegate find village homes in South and East Ryegate, farmhouses, rural homes on acreage, and open and wooded land. See what's for sale now in the listings below, and check recent sale prices in the Ryegate market report, which updates as homes sell.
Buying land or a home on a back road? Check winter and mud-season access, septic and well permits, flood zones near the river, and whether the land is enrolled in Current Use. Our Vermont Land Buying Guide walks through it.
Vermont's property transfer tax, paid by the buyer at closing, is 0.5% on the first $200,000 of a primary residence and 1.47% above that; 3.62% for a second home; and a VHFA-financed primary residence is exempt on the first $250,000. Estimate your payment, transfer tax, and cash to close with our Vermont Home Cost Calculator. Most Ryegate homes have private wells and septic systems, so plan for water testing and a septic inspection; see our Vermont home inspection guide.
