Selling a Vermont home in 2026 comes down to pricing for a more balanced market and getting the paperwork right. In August 2026, Vermont's median sale price was $438,280, homes sold for 97.1% of list price on average, and the median home took 69 days to sell. Vermont requires sellers to disclose flood-zone status and flood history, homes built before 1978 need a lead paint disclosure, and out-of-state sellers face 2.5% withholding unless they obtain a Commissioner's Certificate.
Prices are holding in Vermont, but buyers have more homes to choose from and are negotiating harder, so pricing to recent comparable sales matters more than it did a few years ago. The legal checklist is short but strict: flood disclosure, lead paint for older homes, and withholding for nonresident sellers.
Vermont has moved to a more balanced market. In August 2026, the median sale price was $438,280, up 0.8% from a year earlier, while homes for sale rose 14.2% and the median home took 69 days to sell, 11 days longer than a year before. Prices are holding, but buyers have more choice and more time. See our Vermont Real Estate Market Report for the full numbers.
Price it to recent comparable sales in your town, adjusted for condition, size, land, and location, and check it against the homes you'll compete with today. Vermont homes sold for 97.1% of list on average in August 2026, so expect offers at or somewhat below list. Our guide to pricing your Vermont home walks through the method.
Usually not. With more homes for sale and 69 median days on market, an overpriced home tends to sit and then take a price reduction. A price supported by comparable sales draws the strongest interest in the first two weeks.
The statewide median was 69 days on market in August 2026. Add time for the buyer's inspection, financing, and closing, which commonly run 30 to 60 days after a contract is signed.
Fix what an inspector is likely to flag, such as roof leaks, heating problems, or water in the basement. Gather service records for the furnace, boiler, septic system, and well. Then declutter, clean, and light every room before professional photos. A pre-listing inspection can help you find issues on your own schedule.
Showings are private tours for individual buyers and their agents, usually scheduled through your listing agent. Open houses invite many buyers at once. Most sellers leave during showings so buyers feel free to look and talk.
Vermont does not require a general seller disclosure form, but two disclosures are required. Under 27 V.S.A. § 380, you must give buyers the FEMA flood map for the property (or notice that none exists), your flood and flood-damage history, and your flood insurance status, before or as part of the purchase contract. If the home was built before 1978, you must provide lead-based paint information. Many sellers also complete a voluntary Seller's Property Information Report.
A buyer who doesn't receive the required flood disclosure can terminate the contract before closing and may seek damages and attorney's fees, and punitive damages if the failure was knowing. The State's Flood Ready site provides the disclosure forms.
The buyer must withhold 2.5% of the sale price and send it to the Vermont Department of Taxes, unless you obtain a Commissioner's Certificate reducing or eliminating the withholding. Apply early so it's in place by closing.
If the house was in the deceased owner's name alone, the court-appointed executor or administrator sells it, with a license to sell from the Probate Division of the Superior Court. Vermont's small-estate procedure does not apply when the estate owns real estate other than a timeshare. Put the house's value as of the date of death on paper early, because it generally sets the heirs' tax basis. Our step-by-step guide for executors and heirs walks through each stage.
No, but most sellers use one. In the National Association of Realtors' 2025 Profile of Home Buyers and Sellers, 91% of sellers used an agent and only 5% sold on their own. The median for-sale-by-owner home sold for $360,000, compared with $425,000 for agent-assisted sales, though those homes differ, so the gap isn't a precise measure of an agent's value.
No law requires it, and commissions are fully negotiable. Since August 17, 2024, offers of buyer-agent compensation can't appear on the MLS, and buyers must sign a written agreement with their agent before touring. Sellers can still offer buyer-agent compensation off the MLS or offer concessions such as help with closing costs.
Look beyond price: financing, contingencies, closing date, and any requested concessions all affect what you net and how likely the sale is to close. You can accept, reject, or counter. With multiple offers, your agent can ask for best and final terms.
The buyer's inspector reviews the home's structure and systems. In rural Vermont, buyers often test well water and inspect septic systems too. Afterward the buyer may ask for repairs or a credit, which you can accept, counter, or decline.
If the buyer is financing, the lender's appraisal must support the price. If it comes in low, the buyer may ask to renegotiate, bring more cash, or, depending on the contract, walk away. Pricing to supportable comparable sales from the start makes a low appraisal less likely.
Buyer and seller sign the deed and closing documents, the buyer's funds and loan are disbursed, your mortgage is paid off, and you receive your net proceeds. Your closing attorney will confirm the details of your transaction.
The transfer tax is generally the buyer's obligation, but it affects what buyers can pay. It's 0.5% on the first $200,000 of a primary residence and 1.47% above that, and 3.62% on most second homes. That second-home rate matters in resort markets like Stowe and the Mad River Valley. See our Vermont closing costs guide.
